According to its official website, Analah is an investment and property crowdfunding platform that gives investors fractional ownership in selected real estate and shares in early-stage and pre-IPO companies. The site says real estate investments start from AED 500 and private equity investments from AED 10,000, that each property is held through a special purpose vehicle (SPV) in the DIFC, that returns from rent and capital appreciation are credited to the investor's wallet, and that client money is held in a segregated client account; an investor may own at most 24.99% of a single property. Fees listed include a 1.5% placement fee, a 1% annual administration fee, a 2.5% exit fee and a 10% performance fee on capital appreciation. The group site analah.com says Analah operates in India, the UAE and Canada and also offers services in India such as insurance broking and investment fund distribution. Analah (DIFC) Limited, which operates the platform, is a DIFC company authorised by the DFSA under reference F006695 for operating a crowdfunding platform; its DFSA register entry carries endorsements to serve retail clients and hold client assets.
