According to its official website, SmartCrowd presents itself as the first regulated real estate crowdfunding platform in the Middle East and North Africa and has been operating since 2018. The complaint distribution is based on the 1-star reviews on SmartCrowd's Trustpilot page (6) as of 15 October 2026; one person's reviews count once, and records about fake sites and third parties using the SmartCrowd name are left out. Across the complaints, the lock-in period of at least one year and difficulty selling shares, fees seen as high, and proof-of-address verification problems stand out.
