According to its official website, Deed is a real estate investment platform that offers local and international investors fractional ownership of income-generating premium properties in Dubai. The site says investments start from AED 500 (about USD 136), that properties are pre-leased and professionally managed, that investors receive a share of monthly rental income and capital appreciation, and that they can sell their shares during exit windows; it also says it supports investors whose total investment in Deed properties is at least AED 2,000,000 in applying for the Golden Visa. According to its terms and conditions, Deed incorporates and administers a special purpose vehicle (SPV) in the DIFC for each property, and investors subscribe for shares in that vehicle. Deed Limited, which operates the platform, is a DIFC company authorised by the DFSA under reference F010617 for operating a crowdfunding platform; its DFSA register entry permits only operating a property investment crowdfunding platform and carries endorsements to serve retail clients and hold client assets. The complaint distribution is based on the 1-star reviews on Deed's Trustpilot page (3) records as of 15 October 2026; one person's reviews count once, and records about fake sites and third parties using the Deed name are left out. Across the complaints, a slow onboarding and verification process, a requested account closure not being carried out, and unresponsive support stand out.
