According to its official website, SmartCrowd presents itself as the first regulated real estate crowdfunding platform in the Middle East and North Africa and has been operating since 2018. The platform buys selected Dubai homes with pooled investor funding; investors take shares in these properties from 500 AED and can choose between rent-yielding Hold projects and Flip projects that aim to sell within 12–18 months. Shares can be sold to other investors through the Share Transfer Facility, which opens twice a year once at least one year has passed since the property transfer; fees consist of an entry fee, an annual admin fee and an exit fee, with no performance fee. The site also says it offers Shariah-compliant investment options. According to its terms and conditions, SmartCrowd is the trading name of Smart Crowd Limited, registered in the DIFC, which is a wholly owned subsidiary of SMART CROWD HOLDINGS LIMITED, registered in ADGM. Smart Crowd Limited, listed in the DFSA register under reference F004285, is authorised with retail client, client asset and Islamic window endorsements for operating a crowdfunding platform. The complaint distribution is based on the 1-star reviews on SmartCrowd's Trustpilot page (6) as of 15 October 2026; one person's reviews count once, and records about fake sites and third parties using the SmartCrowd name are left out. Across the complaints, the lock-in period of at least one year and difficulty selling shares, fees seen as high, and proof-of-address verification problems stand out.
